My name is Scott Johnson and I’m a Hybrid Agent in Greenville, NC. I’ve been in the wholesaling game for over four years to date. I started with driving for dollars and got smart two years in and started a Carrot site. I’ve met some great people like Mike Otranto, Adrian Nez, and The Home Buying Guys, Adam and Lance who’ve helped educate and challenge me over my time as a Carroteer!

I’ve found my agent niche by specializing in taxable income reduction rentals and have begun developing systems and partnerships to improve our business and become a more effective “off-market matchmaker.” 

I started by reading Rich Dad Poor Dad, like @TimOpp, and then decided to work to learn. I went into door-to-door insurance sales, then pitched products in Sam’s Club while studying branding/marketing, and finally went into leasing a large multifamily property. This helped me understand a lot of different aspects of the industry, and I’ve been using what I’ve learned ever since!

  • Been in the Business for about 20 Years.  Started off as a Realtor and was more interested in the investment side of the business.  Began working for a Rea Estate Broker Selling HUD Foreclosure Listings.  Saw the profits investors were making, so I started Cold-Calling Pre-Foreclosure Leads and then Purchased them Subject-To.  Got caught up in The Recession and Lost it All.  Moved to Raleigh, NC, as wife got a Transfer/Promotion.  Earned my Realtors License again and got back to Cold Calling Expired Listings.  Built my Realtor Business on 100% Cold Calling.  The iBuyer and Flat Fee were making it tough, so I switched gears back to Investing.  Present Day, I Cold-Call/Text Pre-Foreclosure, as well as Properties that are owned by Deceased people.  My VA pull 5 Counties of Pre-Foreclosures from the Register of Deeds and I contact them first thing.  Have a Genealogist who helps me build Family Tree’s so I can purchase Heirs shares pennies on the Dollar.  My Deals are a little more complicated with larger Payouts.  Very little if any competition! :carrot:
  • My area of expertise is making a deal that is IMPOSSIBLE to LUCRATIVE!   It doesn’t matter what the issues, i.e. Judgements, Liens, Heirs, etc!  I’ve learned to make money on ANYTHING!:hugging:
  • Looking to learn more about making what I have a business, as it’s simply a JOB.  The recession messed me up, so I’m gun shy.  Looking to Joint Venture on Multi-Family Unit and ANYTHING  that will benefit all parties involved!

One of my craziest ones was a house in Pre-Foreclosure.  Husband was incarcerated.  Wife was in a Witness Protection Program here in Raleigh.  Since they were still married, I need both of their signatures to Buy/Sell the house.  I purchased her Share/Deed for $250 w/a promise to pay her $20,000 if I could get her husband to sign.  I wrote him a note explaining the situation with the house and asked what did he want.  He wanted $35,000.  I put $10 on his Merchant Card, with is a like a Debit Card in Jail.  The $10 covered the cost for 2 Docs to be notarized in Jail, i.e. Deed and Specific POA.  Got them returned and then I recorded that Deed.  I cleaned the house, Cleaned carpets and Resold it; Profited $76,000.   Both Sellers money was held in Escrow at the Attorney’s Office.  Husband got out early and p/up his money.  Never talked or saw him!

 

That’s just one of many crazy deals I do!  Working on one now with a $2.6 Million IRS Lien!  House is worth $1,000,000 w/about a $450,000 Mortgage!  Trying hard to get this one.

I also do deals in Anchorage, AK in addition to a partnership that does creative finance deals in other markets around the country and another that teaches a course of novations with Matt Viebrock, Eric Brewer, and Steve Trang.

  • I dropped out of my geography PhD program at the U of Hawaii and, while trying to find what else to do with my life, stumbled upon REI. It seemed to be a promising combination of 1) my IT background (no one in Hawaii was doing real SEO at the time), 2) my marketing degree, 3) my frustration of being controlled by others (academia). :carrot:
  • I’m not sure I have a true area of expertise (I’ll leave that to others to decide), but I’m pretty good at creative finance deals, deal analysis, and marketing in general. :hugging:
  • What would I like to gain? Tough to say, but perhaps some JV opportunities, new marketing methods to stay ahead of the pack, general camaraderie, etc.

Outside of all of that, I play low-level beer league ice hockey, like to get into the woods/mountains when I can (we have some east of us in San Diego), and am a science geek (I like reading books on astrophysics, for example).

@Mdiaz0521 Currently, I’m doing a few Flips and also Wholesale houses as well.  If what is owed is as much as the house is worth and Seller is motivated, then I will take Subject-To and then turn around and do a Owner-Finance Deal with a Land Contract.  Just did one where only money out of pocket was my closing cost.  Got $10,000 Down and now Cash Flow about $400.  Those are my favorite deals, as it’s less moving parts.  The less money out of pocket, the better!

@sheaadair Congratulations on your success! I am trying to only use Creative financing due to its multiple benefits and velocity of acquisitions as well. I couldn’t agree any more! I will keep you posted if I have any creative financing contracts for sale

  • I’m really just looking to learn.  I’d also love to make some investor partnerships.  I think clients can gain so much when there is more than one option on the table for them to choose from.  Each client has different needs and it’s not always going to market.   Agents who think that way are missing the mark and doing a disservice to their clients.

More about me… My husband, son and I relocated to Washington state August 2021.  We love the area.  We have previously lived in Idaho and California, before settling here.  We have a Great Dane, a some cats.  We live on a lake and are looking to enjoy that more this summer.

    • We are excellent at bringing up new investors via JV’s and referrals. Of the 75 deals we’ve done, 15 of them have been either JV or referral from new investors looking for help.
    • We’re also a fairly large team with lots of resources so we can be super flexible with exit strategy - we wholesale, whole-tail, flip, and hold.
  • What are you looking to gain (ASK) Getting leads from our carrot website! We are heavily dependent on outbound marketing, and with the constant govt. rule tightening I’m eager to up our flow of inbound leads via.
    • We ran PPC for a while last year but the ROI wasn’t there so we shut it down. I’d like to get better educated about what all is involved before starting it up again.
