What is your biggest challenge or frustration in your business right now? 

I’ll start. Lead quality for me has dropped in the past 6 months...deals are getting harder for me. I think it’s temporary, but its definitely unknown. And unknown = Tim stresses lol.

Almost all the leads I’m getting are from “retail” type sellers.

@beaconri When you say “retail” type sellers, does this mean they are more likely to sell with an agent? Or something else?

@beth - yes with an agent because there is nothing wrong with the house, there is no motivation, and they are looking to sell in 6 months.  I

it is my information. my carrot site info is my “business address”.  embarrassingly enough, i’m not sure what you mean by my google business profile. i remember entering the data in this regard, and i don’t even know how i got there. if i remember correctly, the questions led me down a path where I was trying to “mark” where I own property. there should be a second location.   all three phone numbers are mine. the one on the left is the one on my carrot site and my inbound seller lead phone number.  the 856  number is my g-voice number that I’m using to funnel rental calls with in front of the building on the right.  this i own, and i’m currently marketing to get rented.  the 201-400-4938 number is my personal cell phone number and my “business” number for all non marketing type calls

 

when you lay it out like you do, i have to ask, how much am i screwing it up?

 

I hope you can understand what I’m trying to say here. I clicked your link to the bus profile and it does look really messed up and conflicting info.  So I will wait to make any changes until I hear back.

For the facebook marketing, are they driving potential leads to your homepage or somewhere else? Are the leads targeting motivated sellers or are the ads general enough that they are attracting retail leads? Is the facebook marketing where your retail leads came from?

Is the facebook marketing where your retail leads came from?  So the marketing brings the lead to a questionnaire, which ultimately funnels into my CRM which is proprietary to the marketing company.  The ads are supposed to bring in motivated sellers.  It’s possible, after a sales training call today, that I have not been extracting the true motivation from the seller when we do connect either via text or phone.  Seems sellers are guarded to begin with.  And they aren’t honest, because I get fake phone numbers, and also answers to questions on the survey that don’t jive with their answers when I talk with them.  I have asked them about directing the lead to my carrot site after they finish the survey.  That is a TBD.  All the leads have been inbound via the FB so retail yes - but I could be mistaken on some , but accurate with others.  Make sense?

For your other two sites, that's totally up to you! We have members build them out themselves, work on them with a VA or business partner, or have them built out by us as well. So, that's completely up to you. I would recommend focusing on your primary site first, and then launch the other sites once you are bringing in consistent leads.

Have you been able to follow this tutorial for posting blogs to FB? https://help.carrot.com/tutorial/automatic-blog-posting-to-facebook-business-page/

This is our tutorial for using Zapier to connect with Facebook to automatically post blogs. I can check with our team about the $75 integration service and if we could ensure it covers that. I'm not sure about the 3 different FB accounts, that would be something on the FB side of things you'd need to figure out.

Then, all of a sudden, it seemed, they connected my business account with my personal, and my name is on both. But Zapier is seeing it as 3 different accounts. So I don’t know what to do there. If $75 will fix this issue, I’m in!! I just need some sort of assurance that once it’s fixed, it will remain fixed. I say that because, it’s been “fixed” multiple times, only to be broken again, multiple times. Hope you can follow what I’m saying.

@beaconri Thanks for this. Yes, this makes sense. Talking to sellers and finding out their true motivation can be tricky. 

I’m sorry to hear that your zapier integration isn’t working. I don’t think our integration service will help with this issue.

What I usually recommend for posting blog posts on facebook (or any other social media) is to write a short paragraph summarizing the blog post + add why you think the reader will find the blog post valuable. Why they should click through to the blog post on your site. This looks more personal (less automated). When you do this be sure to include the url with your custom domain name. An example url with your custom domain name is: https://www.beaconbuyshomes.com/blog/absentee-owners-can-sell-a-house-in-new-jersey/

@beaconri dont get discouraged. FB leads are typically some of the lowest motivation leads you can get. What is important is that you follow up with them for many months. Maybe 1 call a month for a minute to check in and a quick text/email as well. 

It can take 40-50 FB leads to get a deal and it may take time. Granted results vary over time. Stay patient, the process does work over the long run. It typically takes 6-9 months to make your marketing dollars back in this business.

  • As a real estate agent, I would love these leads, but I can’t pay you a referral fee (illegal in my state).

I would suggest partnering with a realtor who has a good follow-up plan for these sellers and have them pay for a portion of your facebook advertising cost.  

People in the industry have told me these leads may cost $20-30 each and maybe 1 in 50 would convert.

I would also talk to your facebook lead gen team and ask them what they are incentivizing.  usually they have the ads set up to INCLUDE as many people as possible, so they get as many lead form sign ups as they can and you think they are doing something.


It may be better to EXCLUDE people from the ad - “Have a beautiful home you want to sell next year, don’t call us!  Have an ugly home you need sold YESTERDAY?… fill out this form.” 

You will get fewer lead sign ups, but more liklihood of motivated seller.

The Facebook leads will get better over time as they get an idea of who fills out the form.

You may have tested your way into finding a cache of crummy leads who are happy to fill out forms, but not motivated to sell their house…

HI Beth - so first chance to really look at this with my VA.  the business profile is linked into my personal gmail account.  for consistency, i would guess that i would want it linked to my business gmail.  would you agree?  if yes, then do you know if “transferring ownership” is the right methodology to migrate?  so we found help on this on google itself.  made the transfer.  so baby steps,  getting it right.

The email used on your GMB doesn’t really matter, as long as you are able to receive emails at that address.
