So I’ve been in the game for over 10 years but closed my first deal in 2015 I believe… 4- How did you get started?Like so many others, I was introduced to real estate via the book Rich Dad Poor Dad. I was in NJ at the time, and attended my local REIA. It was hosted up on meetup.com so I spammed everyone in the group saying “I’ll work for free teach me real estate please”. One lady agreed. She gave me access to this $25k FortuneBuilders course she purchased in exchange for me helping her put up bandit signs and scouring the internet for deals. GoDaddy DNS Changes

@beth Hi Beth - I’m responding to the message you sent my VA here in the community to get feedback from others as well as your input.“Hi Grace,I forgot to mention that I noticed your godaddy domain name looks like it was reset in godaddy and isn't linked up to the site.Please come in to live chat with your login info and the guys in chat will get that fixed for you.Thanks for your help with this.Beth” I discovered last night that my site was down.  I worked with Ryan in chat and we seemed to have fixed it.  What we found was that my DNS settings had gotten changed.  We both couldn’t understand how this could happen. We fixed it.  If it wasn’t for Ryan, I wouldn’t have been able to fix this issue in a timely manner. Huge shout out to Ryan for helping me work through it.I was on the phone for 2 hours with GoDaddy last night.  And they could not tell me how the DNS settings got changed.  They could only tell me when I changed them back to the right settings.  So I’ve checked in again this

Biggest challenge in your business right now?

What is your biggest challenge or frustration in your business right now? I’ll start. Lead quality for me has dropped in the past 6 months...deals are getting harder for me. I think it’s temporary, but its definitely unknown. And unknown = Tim stresses lol.

Company Name Importance

Company name question: When I chose a name a month ago for my company I didn't realize that it might be a good idea to include "house buyers" in the title. I went with Sentry Real Estate, but looking back I feel like I should have gone with "Veteran Home Buyers" or something like that more related to REI. Any opinions on if it's worth changing it now? I already have the LLC and the webpage built (only been a month) but just trying to get opinions on it.

What is the best PPC Manager to hire

  I currently do a ton of lead business online for cash offers but I want to run ads to my own site and/or landing page rather than pay for leads. I have used a lot of ppc management in the past with my retail business, and I know finding the best manager is what can separate a great business and a failure. I know there are some recommendations that carrot has, but I want to hear from the real people that are converting leads and hear who they find to be the best. I will not run my own campaign. I am thinking of starting with a $5k budget and then increase over 6 months to something like $20-$30k a month. Thanks for your recommendations in advance.

Overwhelmed and Need to do deal

So I’ve been on carrot for the better part of this year.  I’ve had all kinds of life distractions - who doesn’t, I guess. Started the 30 day challenge in August - haven’t finished it yet.  I’m not getting any leads, and I feel the pressure.  One of my keywords was in first position for a week or 2 now it’s slipping.  I am open to all suggestions on how to get this thing running more effectively.I need some guidance on scripts and talking with sellers as well.Thank you in advance Carrot Community.

Brokers: How Do You Spread The Word For An Open House?

Hey, Carrot Fam!I’m doing my first open house in a couple of weeks and wanted to check in with my fellow agents/brokers to see what you all do to spread the word and get as many people to the open house as possible!Currently I’m getting these things ready to roll:Sending handwritten invitations for 25 of their neighbors (with my card of course) Having fresh baked cookies and coco for refreshments Testing a blitzkrieg ad campaign the week before to drive traffic to the Open House Partnering with a lender who will be on site, providing some of the signs needed, and reposting social posts.  Also having a fellow broker attend in case the turn out is what I expect it to be, because I wouldn’t be able to handle everyone...I normally wouldn’t run ads since it jacks up my cost, and this house will sell like wildfire regardless since it’s in a certain price range, but I’m trying to maximize on the Coming Soon period and the Open House so I can squeeze as many leads out of them as I can. Therefo

How Did You Learn the Business of Real Estate Investing

@Andykolodgie started a great conversation in another post about starting out in real estate investing + what it takes to succeed as a real estate investor.He mentioned @TimOpp’s video about how most real estate investors fail.  My takeaway from Tim’s video is that investors shouldn’t fall for easy money get rich schemes that lead to 6 to 7 figure incomes + becoming a full time real estate investor. Becoming a real estate investor takes time, and learning the business of real estate is important for success.  @TimOpp Is my assessment correct? If not, what is the main message you are trying to convey with your video? Everyone else, how did you learn the business of real estate investing? Youtube, local investor meetups, mentorship program, JVing (joint venture) deals, something else?Whatever the method, how did you vet the mentor/program/JV investor to make sure they are legit?
